Phase I Site Assessments
Phase I ESAs address and scrutinize underlying or persistent environmental problems that can be present in suspected real estate. A complete assessment can include an overall image of present land conditions and historical information regarding the active or previous use of hazardous materials on the subject property. A Phase I site assessment should provide property owners and future end-users impact knowledge about a site that outlines the probability of water, soil, and flora/biological contamination that can lead to liability and damages in the future for occupants and neighbors to the site.
Phase II Site Assessments
Phase II ESAs supplant Phase I and may follow suit to determine the actual concentration of environmental contaminants such as petroleum hydrocarbons, pesticides, and other toxic metals present at the site.
